Using funding from the federal Housing Accelerator Fund, Terralux is to include affordable units at a maximum monthly rent (as of 2026) of $1660/month.

The City isn’t stopping at those three parcels. It has an extensive list of other city-owned lands, including parkland, greenspaces, parkettes, and parks throughout Thunder Bay that they plan to surplus and sell off for development. Most recently, City residents learned about a proposed development in Junot Park. Although the proponent withdrew their proposal due to public outcry at building on a beloved park, the City hasn’t stopped their quest to sell off this park.

The City has many parcels of land that would be better suited for development and densification. In fact, the City even commissioned a report that provides a list of those parcels. Selling our parkland, greenspaces, parks, and parkettes, although easier and quicker for developers, does not result in a more viable and healthy environment for Thunder Bay to grow into the future.

Click on the pages above for information on each of the proposed developments. Please follow us to learn more about why we think this sets a terrible precedent for communities throughout our city and what you can do to put an end to selling our parks and greenspaces.

<figure class="wp-block-image aligncenter size-medium is-resized pulse-image
